"Home Staging" is the term now widely used to describe the action of preparing your home for sale by ensuring the presentation is the best it can be.

Home staging helps you to maximise the potential of your property to appeal to a wider market, and the aim is to create a positive impact on buyers as soon as they walk through your door for that all important first impression.

Selling a home is about marketing a “lifestyle” – even a few small changes to the layout, colour schemes and lighting in a home can make a property a magnet for buyers. Home staging is really about creating the right impression or alluding to a “lifestyle” and this can be achieved by working with the “flow” of a home, eliminating clutter, rearranging furniture or adding attractive accessories. It isn’t about making expensive changes.

The estate agency industry often stresses that the first impression is the key factor in selling your home. Typically, a potential buyer has made up their mind ten seconds after they step in the front door. They were already forming an opinion as they pulled up outside. That really doesn't leave too much room for not getting it right first time. Each viewing should lead to a potential offer. If it doesn't, it's another viewing wasted and another potential buyer lost. To achieve the greatest possible outcome a home should always be presented at its best from day one.

We, at the Howick and Brooker Partnership, have realised the importance of property presentation and have endorsed this initiative by offering free home staging consultations for all our vendors. These are carried out by our own in-house Home Staging Consultant, Gail Sherrick. Gail studied Interior Design at the prestigious KLC School of Design, Chelsea Harbour, and earned the title of the “KLC 2004 Certificate in Interior Design & Decoration Student of the Year” at their annual awards ceremony. She has carried out many home staging consultations for our vendors (which also includes a detailed follow up report free of charge) and has achieved a remarkable rate of success selling properties that had previously been stuck on the market.
